About the development
1. When will construction start on the site?
Construction will start once the final SDP has been approved and the retirement portion of the site subdivided and transferred to the developer.
2. How will there be access to the site?
Access to the site will be via an extension of Bree Street (past the Toppolino Kindergarten) and will be known as ” Ocean Drive “.
3. Will all the units have sea views?
Almost all the units will have sea views. The site is gradated from South to North and all units look North towards Saldanha Bay.
4. Will there be a shuttle service running to access town amenities?
The developer is considering this service.
5. What if the developer goes under or never completes the project?
Your funds are held in the transferring attorneys trust account and are only paid to the developer on completion of your house and transfer to you. Therefore you are at no risk financially
Phase 2
1. Can we book a unit in advance for phase 1 or 2 by paying a deposit?
Yes, you may book in advance for Phase 1 -2, prices are available upon request
2. What deposit is required if a unit in the 1st and/or 2nd phase is wanted – how much and when is the full amount payable?
Prices are now available for Phase 1 and 2, and the normal holding deposit of R10,000 is required, plus 10% in approx May 2019
Units
1. Maintenance and layout of the garden – Can we change out the roll-on lawn for stones and artificial grass?
Yes, within your private garden zone – but there will be an assessment of relative costs, and you may have to pay a small difference.
2. Enclosure of the patio: any specifications e.g. glass, aluminium?
Awaiting exact specifications, but all enclosures of patios will have to be of the same materials and colours, etc. to be specified by the architect and installed by the developer.
3. Can we request a ceiling for the garage? Is it a “roller” type or “swing” type door?
It is a roller type door. You can request a ceiling in the garage at your additional cost TBA.
4. Are we allowed to put up any carports? e.g. aluminum or shadow netting for a 2nd car on B type units?
This is being investigated. If allowed, all carports will be of the same specs and installed by the developer.
5. Any specifications on the installation of air-conditioning units?
Aircons may be installed on your behalf by the developer. Costs to be advised upon request.
6. How many plugs per room and which type of plugs e.g. USB plugs for mobile phones?

7. Will provision be made for TV/telephone plugs/connection/ducting in bedrooms and lounge?
Yes, definitely in the lounge. Costs to be advised upon request for extra plugs and connection.
8. Will there be hot and cold water taps for the washing machine?
There is only provision for a cold tap for the washing machine because most washing machines generally now have their own heating and temperature control systems
9. More information about Kitchen cupboards:
This is being finalized with the architect. Each client will get their own set of detailed plans with the cupboard layouts and drawings, which will be signed off by the client.
10. What does “BR” mean?
“BR” stands for broom cupboard.
11. Is there space available for a tumble dryer?
We are considering the spacing for this – TBA
12. Can Type B have a second “guest” toilet/hand basin?
This is seen as a sensible option and will be investigated by the developer with the architect – it seems likely to be able to be done. Costs to be advised.
13. What type of stove will there be in the house?
A 5-burner gas top with electric hob.
14. Will solar panels be allowed?
Yes, however, only a supplier approved by the developer and/or Home Owners Association (HOA).
15. Will there be storage facilities for boats, caravans, trailers, etc ?
The developer is looking into this.
16. Will overnight visitors be allowed?
Yes, residents can have visitors staying over, however, there is a limit in terms of long term stays. This is governed by the HOA.
17. Can I erect a car port in front of the garage ?
This is not allowed at this time. It may be presented to the HOA as an option when the estate is established.
18. Can I change the internal layout of the unit?
Yes, there are certain internal changes that can be investigated and costed but these would be for your account. No change can be made to the external footprint.
19. Can I paint the outside of my house?
No, the external look of the houses in Langebaan Manor will remain the same.
20. Can I change the tiles or carports in my house?
Yes, there is a selection available to you, prior to the construction of your house commencing.
21. Can I leave the house to my children?
Yes, this is a fully freehold estat,e so you have full title and can sell, rent, or leave the house in your will.
22. Can I put down a borehole?
No, the Developer or Home Owners Association may provide borehole water in the future.
Apartments
1. Will apartments be available?
Apartments will be added during a later phase of the development, and as such, are not indicated on the current Site Development Plan.
Healthcare
1. Will there be Frail Care?
There will be healthcare service providers, and Assisted Living apartments at the Community Centre.
2. When will the Frail Care / Medical facilities be available?
The construction of the Health Care, as well as the Hospitality Centre, will only be commenced with, after completion of at least 75% of the dwellings in the Scheme. As an interim arrangement, the Developer will make other premises within the development scheme available as a temporary facility, from which the developer or operator will be able to provide a basic support service to occupants until the Health Care Facility has become fully functional.
Pets
1. Will there be open space to walk dogs, etc?
Yes, the overall SDP provides for 50% of the land to remain open space – whilst technically privately owned it will remain open to access by the public
